May 2017 ASIC RG46 disclosure statement
February 2017 The Fund has one hotel asset remaining, Novotel Twin Waters on the Sunshine Coast.  This hotel is being marketed for sale.  If a sale is agreed the net proceeds will be applied to the repayment of fund liabilities and then surplus proceeds will be distributed to unitholders and the fund will be wound up.
December 2016 The sale of Rydges Esplanade Hotel in Cairns was settled on 20 December 2016.

September 2016

On 7 September 2016 the Fund entered into a transaction to sell the Rydges Esplanade Hotel in Cairns for $40m pursuant to the Fund’s ongoing managed asset sell down.  Settlement is scheduled for 15 December 2016 (with provision for extension to 15 March 2017 to satisfy conditions precedent).  The net sales proceeds will be applied to repay debt.  The Fund has one hotel asset remaining, Novotel Twin Waters on the Sunshine Coast.

March 2016 On 16 March the Fund exchanged contracts to sell the Rydges Tradewinds Hotel in Cairns for $34m as part of the ongoing managed asset sell down.  Settlement is expected within 90 days once contract conditions have been met.  The net sales proceeds are proposed to be applied to the repayment of debt obligations.  The Fund has two hotel assets remaining, Rydges Esplanade in Cairns and Novotel Twin Waters on the Sunshine Coast

February 2015 On 30 January 2015 the Fund sold the Chateau on the Park hotel for NZ$35m.   The net sales proceeds are proposed to be applied to the repayment of debt obligations and to reduce fixed interest rate swap obligations.  These measures will  reduce future interest expenses for the Fund

Diplomat Hotel in Canberra settled on 9 October 2012

On 10 August 2012 the Fund exchanged contracts to sell the Diplomat Hotel in Canberra for $13.225m.  The sale price is marginally lower than the carrying value on the Fund's balance sheet.  Completion is expected to occur in mid-October 2012.

Earthquake aftershocks in December 2011 and January 2012 have caused further damage to the hotel. No injuries were reported and the hotel remains open for business as usual.

The Fund’s Christchurch hotel, Chateau on the Park, has been affected by the earthquake which hit Christchurch on 22 February 2011.  No serious injuries are reported for hotel staff and guests, but part of the hotel has suffered damage.  The hotel is insured (subject to an excess).   It is too early to predict all the financial metrics and the medium term impact on the value of the hotel.
