The Camillia project is a 6.7ha site located at 181 James Ruse Drive, Camellia, Parramatta NSW.
The site is located in the geographic heart of Sydney and is serviced by major freeways and rail links. Parramatta is Sydney's second CBD and is home to Australia's largest shopping centre Westfield Parramatta. The site is water front to Parramatta River which flows into Sydney Harbour.
The NSW Department of Planning and Environement determined the site should be rezoned via a Gateway Determination. The Environmental Protection Agency has determined they are able to issue an Environmental Protection License subject to conditions and formal application. Development consent for the remediation plan has been received by Council.
The Council supports the concept of high density residential which has been designed for the site and lodged for rezoning. Council has endorsed the planning proposal and forward onto the NSW Department of Planning and Environment (DP&E) to take carriage of the proposal toi finalise rezoning. The DP&E recently released its draft Cameliia Town Centre master Plan endorsing residential on our site and illustrating the location of the Camellia light rail station adjacent to our site.
Negotiations with the DP&E will finalise density on site, with the council endorsed planning proposal suggesting density for circa 3,250 apartments and 15,000m2 of retail gross lettable area.
